Responsibilities
POSITION COVERS SW - AZ, TX, NM
Conducts routine store inspections to create reports detailing repair and maintenance issues and makes recommendations to upper management regarding modifications and improvements to assigned stores. Manages vendor's performance to ensure all work meets quality and safety requirements and services are provided in a timely and cost effective manner. Responsible for evaluating, and negotiating regional vendor contracts. Also responsible for scheduling and providing preventative requested maintenance and repair services to all assigned stores. Manages maintenance staff by determining workloads and schedules; develops, interprets and implements policies and procedures; evaluates staff and makes hiring and termination recommendations; disciplining staff as necessary; and ensures that staff are trained in complex maintenance activities and safety and are following standard operating procedures. Ensures timely responses to urgent requests from operations and also ensures the timely resolution to issues that may cause interruption to store operations and the safety of our customers and associates. Provides input to the Director of Facilities to assist in preparing capital and expense budgets. Orders materials and supplies; assists in monitoring and tracking of all expenditures for assigned stores. Refers routine work requests to Maintenance Coordinator.
Qualifications
Bachelor's degree in Architecture, Engineering, Business or related field or equivalent combination of education and/or experience
A minimum of three to five years of multi site building/facilities maintenance experience
Prior supervisory experience preferred
Thorough knowledge of building design and construction methods, techniques and industry standards and general knowledge of various skilled trades such as HVAC, plumbing and electrical systems repair and installation
Knowledge of OSHA safety regulations and penalties, Multi-State safety regulations, environmental polices affecting facilities maintenance
Ability to read and comprehend blueprints and drawing specifications
Strong supervisory skills for delegating project and task responsibilities, monitoring and evaluating work performance and maintaining an effective, trained work staff
PREFERRED EXPERIENCE/SKILLS/ABILITIES:
Excellent customer service skills
Excellent verbal and written communication skills
Excellent time management and organizational skills
Ability to prepare and implement departmental budgets
Ability to prepare materials estimates from job specifications, work orders and blueprints
Ability to train maintenance staff in correct maintenance procedures, tool and equipment use and safety issues
Ability to travel throughout the regions conducting store inspections with multiple night stop-overs on a regular basis
