Corporate Operations Manager

Manage a staff performing small projects and day-to-day support activities for the corporate campus. Cultivate collaborative working relationships, communicating effectively with tact and diplomacy. Assign maintenance requests to property manager and ensure leased property receives Class A service. Develop, analyze and implement procedures to address process improvements to corporate facility operations. Provide support for areas of loss prevention and safety. Ensure that all required service and testing is performed and documented as required by code and insurance carrier.

CORE ACCOUNTABILITIES:

Manage property manager ensuring contractual lease obligations are met. Monitor vendor performance bringing non-compliance issues to their attention.

Document monthly performance and cost analysis in all trade areas (janitorial, HVAC, lighting, shipping/receiving, etc.), initiating areas of concern with property manager/vendor.

Monitor all campus operations on a routine basis to avoid deterioration of assets.

Oversee the allocation and/or assignment of work orders. Monitor the turn-around time of service requests and follow-up when necessary. All work orders will be acknowledged within 24 hours and completed within a normal timeframe.

Maintain system integrity at all times, initiating reports on a scheduled basis as determined.

Process invoices in a timely manner and review CAM charges. Identify and make recommendations to reduce expenditures where possible regarding any trade or operational area.

Manage department expenditures, providing necessary budgetary information. Makes recommendations to management for both expense and capital improvements.

Deliver excellent customer service, responding to issues in a professional manner, and seek decision support when necessary.

Walk the campus and follow-up on work performed, discussing customer satisfaction.

Develop and maintain a teamwork approach with key contacts inside and outside of Eddie Bauer to ensure business needs are met.

Manage the lighting schedule utilizing the energy management system (EMS) and ensure lighting schedules are adhered to adjusting for seasonal changes.

Coordinate internal PM responsibilities keeping assets at a premium.

Manage the operations policies and procedures, ensuring these are fully documented and current. Provide constant awareness to staff and vendors regarding the importance of adhering to policies and procedures in protecting company assets. All staff members have full access to said reference material at all times.

Perform quarterly benchmarking activity of corporate operations similar to Eddie Bauer facilities. Develop and update standards of practice.

Manage facilities staff and delegate responsibilities accordingly. Promote teamwork both within the facilities group. Revise goals and objectives as necessary to meet company initiatives.

Develop and maintain ongoing strategic relationships with City officials.

EDUCATION and EXPERIENCE:

Two or four-year college degree or equivalent facility management experience.

Five to eight years professional experience in a related field required with some of the following:

Demonstrated Problem Solving Skills

Results-Oriented Track Record

Project Management Experience

Ability to prepare and/or comprehend business correspondence and similar complex documents.

Ability to negotiate scheduling requirements with shared business environment.

Ability to supervise and provide concise instructions to staff members.

Ability to critically evaluate and provide benchmarking/analysis reporting.

Strong PC skills desired with experience in a work order system.

Good Written and Verbal Communication Skills.

Hours will be flexible. Must be available for on-call services and some weekends. Particular projects may dictate hours.
