Real Estate Director - NJ

The primary purpose of this position is to identify and develop new and relocation sites for prototype retail stores, evaluate leases in operating stores, and implement lease renewals, amendments and terminations. Frequent independent judgments are essential. The incumbent is also required to perform all tasks in a safe manner consistent with corporate policies and state and federal laws.

The associate is responsible for the functions below, in addition to other duties as assigned:
Interact with the Regional Director of Store Development and the Regional Vice President of Operations to analyze market areas and develop strategy plans for new and relocated stores.
Evaluate and investigate store site locations (availability, property value, access, and zoning development problems).
Request and research surveys to interpret data of population trends, property values, man-made and natural barriers, competition, and other pertinent information.
Review, analyze, and present recommendations to the Regional Director of Store Development for potential store sites, easements, leases, and other matters affecting proposed and existing locations.
Interact with and manage developers, brokers, architects, consultants, and real estate agents for acquisition and development of new or relocated stores.
Develop working relationships with government officials and neighborhood groups to ensure the companys best opportunity of being successful.
Coordinate due diligence paperwork with the Construction Manager.
Assemble deal packages for approval by the Regional Director of Store Development.
Oversee the extension, modification, and termination of store leases.
Defend existing leases against landlord incursions and respond to landlord demands.
Exploit opportunities to improve real estate position and portfolios.

The following qualities are helpful:
Ability to work day and evening shifts.
Typing speed of forty (40) WPM.
Proficiency with the Microsoft. Office Suite (Word, Excel, PowerPoint, and Access).
Ability to read, write, and/or speak Spanish (in certain geographical areas).
Ability to negotiate.

Bachelor''s degree (BA/BS) in Business, plus five (5) years'' experience in real estate development; or equivalent combination of education and experience.
